What Causes White Spots on Your Windows? Hard Water in Dubai Explained

You clean the windows, the sun comes out, and there they are again: chalky white rings and cloudy patches that no amount of wiping seems to shift. If that sounds familiar, you are dealing with hard water spots on windows, and they are one of the most common glass problems in Dubai homes.
The good news is that once you know what causes them, they are easy to understand and much easier to prevent. This guide explains where the spots come from, why Dubai's climate makes them worse, how to remove light marks yourself, and why our window cleaning service in Dubai uses purified water instead of tap water. If you want the bigger picture first, our guide on why Dubai's dust and humidity are so hard on your home is a good place to start.
What causes white spots on windows?
White spots on windows are mineral deposits. When water lands on glass and then evaporates, the water leaves, but the dissolved minerals in it, mainly calcium and magnesium, stay behind. They dry into small white rings or a cloudy film. The harder the water and the hotter the glass, the faster and thicker those deposits form.
That is why cleaning windows with ordinary tap water often makes things worse rather than better. You remove the dust, but you leave a fresh layer of minerals to dry in the sun. Professional teams avoid this by using purified water with almost nothing dissolved in it. You can read more about how that works in our guide to professional window cleaning in Dubai, and our About Us page explains the triple-filtration system we use.
Why Dubai windows get water spots so often
Hard water spots happen everywhere, but a few local conditions make them especially stubborn here.
The water supply still carries minerals
Most of the water used in the UAE comes from desalination. Desalinated water is treated before it reaches your tap, and it still contains dissolved minerals. Once it dries on glass, those minerals show up as marks.
|
📊 Most of the UAE's potable water comes from desalination The UAE government notes that water consumed in the country is mainly desalinated. Treated water is still not 'pure' water, which is why tap water, garden sprinklers and even rinse water can leave mineral marks on your glass. |
Sprinklers, AC units and balcony washing
Villa sprinklers that catch the lower panes, AC condensation dripping onto glass below, and balconies washed with a hose all deposit water on windows. Each drop that dries leaves its own small ring.
Heat bakes the minerals on
On hot glass, water evaporates in minutes. Quick drying leaves the minerals more concentrated, and repeated cycles build them into a crust that bonds to the surface.
Dust turns spots into grime
Fine desert dust settles on damp glass and sticks to the mineral residue. Over time, the spots and dust combine into a dull film that a quick wipe only smears around.
|
📊 Around 2 billion tonnes of sand and dust enter the atmosphere every year The World Meteorological Organization reports that more than four-fifths of the world's dust comes from deserts in North Africa and the Middle East. In Dubai, that dust lands on damp glass and locks onto hard water marks, which is why windows here dull so quickly. Source: World Meteorological Organization — Airborne Dust Bulletin No. 9 (2025) |
Hard water spots vs other marks on glass
Not every mark on a window is hard water. Knowing the difference helps you choose the right fix.

How to remove hard water spots from windows
For fresh or light spots on windows you can reach safely, a mild acid such as white vinegar dissolves the mineral layer. Follow these steps:
1. Clean on a cool, shaded day. Work early in the morning or late afternoon so the solution does not dry on hot glass.
2. Remove loose dust first. Wipe or brush off sand so you do not scratch the glass when you scrub.
3. Mix equal parts white vinegar and water in a spray bottle.
4. Spray and wait two to five minutes. This gives the acid time to soften the deposits.
5. Wipe with a soft microfibre cloth. For stubborn rings, use a non-scratch sponge with light pressure.
6. Rinse with distilled water, not tap water, so you do not leave new minerals behind.
7. Dry straight away with a clean squeegee or a dry microfibre cloth.
What to avoid
• Steel wool, scouring pads or razor blades, which can scratch glass and damage coatings.
• Spraying vinegar near natural stone sills, as acid can mark marble.
• Using strong products on tinted or filmed glass without checking the manufacturer's guidance.
• Climbing ladders to reach high or exterior panes. Leave those to a trained, insured team.
How pure water stops hard water spots coming back
Removing spots fixes today's problem. Preventing them means changing the water. Our window cleaning uses a triple-filtration reverse osmosis and de-ionisation system that strips out the dissolved minerals before the water touches your glass. With nothing left in the water to leave behind, the glass dries clear, without the rings that tap water causes.
This is the main reason pure water window cleaning lasts longer in Dubai. Combined with squeegee work and filtered-water systems, it leaves no residue, so new dust has less to stick to.

How often should you clean windows in Dubai?
Most Dubai homes benefit from a professional window clean every four to eight weeks. Villas with large glass areas, homes near construction or open desert, and coastal properties may want a monthly visit. Regular cleaning stops minerals and dust from baking on, which keeps every clean quicker and prevents etching. If you are comparing providers, our checklist on how to choose a reliable window cleaning company in Dubai covers what to ask.
Here is a guide to current exterior window cleaning prices:
• 3-bed townhouse, Villanova: AED 180 + VAT
• 4-bed townhouse: AED 220 + VAT
• 3-bed villa, Mudon: AED 280 + VAT
• 3-bed townhouse, Damac Hills: AED 320 + VAT
• Larger villas, such as a 6-bedroom villa on Palm Jumeirah: price on request
Glass rooms collect the same marks on their roofs and frames, so if you have one, our conservatory cleaning service can be booked in the same visit.

When do hard water spots become permanent?
If mineral spots stay on glass for months, they can start to etch the surface. Etched glass looks cloudy even when wet, and no cleaning product will bring it back fully. The best protection is simple: remove spots early, stop the water source where you can (for example, adjust sprinklers away from glass), and keep to a regular cleaning schedule.
Quick prevention checklist
• Point garden sprinklers away from windows and glass doors.
• Fix dripping AC units above windows.
• Dry glass after washing balconies or terraces.
• Book regular pure water cleaning before deposits build up.
The same minerals mark glass balcony doors, shower screens and mirrors, so it is worth checking those surfaces at the same time. If you are planning a bigger seasonal refresh, our spring cleaning checklist for Dubai homes shows how windows fit into a room-by-room plan, and which jobs are best handed to professionals. Tackling glass, sofas and carpets together before summer means you start the hottest months with a home that looks and feels fresh, and you avoid letting spots bake on through July and August.

Frequently asked questions
What are the white spots on my windows?
They are mineral deposits, mostly calcium and magnesium, left behind when water dries on glass. They are often called hard water spots or water stains.
Does vinegar remove hard water spots from glass?
Yes, for light and recent spots. A 50:50 mix of white vinegar and water, left for a few minutes and then rinsed with distilled water, dissolves most fresh deposits. Older, baked-on marks usually need professional treatment.
Why do my windows look spotty right after cleaning?
Usually because tap water was used to rinse them. The minerals in the water dry on the glass. Pure water cleaning avoids this because the minerals are filtered out first.
Can hard water damage windows?
Over a long period, yes. Deposits left for months can etch the glass, leaving permanent cloudy marks. Regular cleaning prevents this.
How much does window cleaning cost in Dubai?
At The Clean Freak, exterior window cleaning starts from AED 180 + VAT for a 3-bed townhouse in Villanova. Larger homes are quoted after a free site visit.

Clear glass that stays clear
Hard water spots are not a sign of poor cleaning. They are what happens when mineral-rich water dries on hot glass in a dusty city. Treat light spots early with a mild vinegar solution, keep water sources away from your windows, and switch to pure water cleaning to stop the cycle. When you would rather leave the high panes and baked-on marks to a trained team, book your clean with The Clean Freak and enjoy the view again.
